Monticello consists of 12 buildings and 130 homes in San Donato Milanese, nestled in the greenery of Parco Sud. Today, 112 of those homes are already occupied by families: it’s no longer just a project—it’s a place where people live.
But a neighborhood isn’t complete just because the houses are occupied. There are still the streets, the green spaces, the parking lots, and the walking paths—everything that lies between one building and another and that makes the difference between living in a residential complex and living in a place. That’s what we’ve been working on these past few months.
First, the internal roads
We started with the private roads that run through the complex, which were paved with interlocking pavers in the summer of 2025. These pavers rest on a bed of sand: water finds its way between them, and if it ever becomes necessary to work on the utilities running beneath, they can be removed and put back in place.
Today, those paths have been completed and connect the buildings amid hedges and flower beds.
Then the green of the buildings
Every building has its own greenery: lawns, trees, flower beds. It’s the last element to be added, and it’s the one that most changes the overall look. It all starts with tilled soil, with the plants being planted one by one.
Next comes the lawn, laid in rolls and immediately watered by the irrigation system.

Lombard farmhouses used to stand here. The project draws inspiration from their shapes and the way they are arranged around the courtyards: the houses face each other, with green space in between.
Outside the complex: infrastructure projects
Since May 2026, construction has also expanded to the exterior, focusing on the infrastructure projects—those that the contractor is carrying out for the municipality and that will remain the city’s property. At the entrance to the residential complex, the public parking lot has been completed, including the final paving and lighting.
The section of public road was repaved at night so as not to disrupt traffic for those who use the road during the day. The surrounding public green spaces were prepared with irrigation systems in anticipation of the planned plantings.
The Park
The largest feature is the complex’s private park: over 7,000 square meters of green space for Monticello residents. Once the landscaping is complete, work will move on to exterior finishing touches, including lighting, signage, street furniture, and internal pedestrian pathways. The goal is to have all common areas fully completed by December 2026.
Inside the Newest Homes
While the open spaces outside are being closed off, 18 apartments remain available inside. Ten of them can still be customized: the plumbing and electrical systems and subfloors are complete; all that’s missing are the flooring, interior doors, and bathroom fixtures, which the buyer selects. The selections are made through Wouse, the group’s interior design company, and from that point on, it takes 20 days to finish the home.
The others are already full—for those who have a date in mind and want to join right away.
The parts you can't see are the same for everyone: Class A, geothermal underfloor heating and cooling, and BTicino home automation.
And then
Monticello isn't stopping at 130 homes. A new building with 38 apartments—13 of which will be two-story units—is in the works, with construction scheduled to begin by the end of 2026.

You can view the available homes online, along with floor plans, renderings, and photos showing their current condition. But you really get a feel for a home when you step inside: the sales office will take you to the construction site and show you the units that are still available.
